Property Management Services


  1. Conduct an area comparable rental evaluation to determine the highest rate for your property.
  2. Formulate tenant appeal and tenant resistant features of you property.
  3. Promote your rental property by doing the following:
    1. Install a rental sign on the property.
    2. Market your property to other agencies and agents through Multiple Listing Services (MLS), and in house vacancy list faxed out each Friday.  Plus we also list properties on the Military website (, here on our own site and other opinions are available upon owners request.
    3. Promote your property to our existing tenants.
    4. Putting a flyer on your rental property promoting its features.
  4. Qualify all prospective tenants by verifying the following information on the application submitted.
    1. Employment history
    2. Credit history
    3. Rental history
    4. Financial qualification
  5. Originate a lease on your behalf.
  6. Collect rent each month.
  7. Represent you and file all paperwork necessary for legal proceeding against tenants.
    1. Initiate legal proceedings against tenants who are in breach of their lease
    2. Represent you in legal hearing regarding non-payment of rent and or forcible detainer of your property.
    3. File judgments of non-payment of rent and or damages
  8. Supervise any repairs or Maintenance to the property.
    1. Get bids or estimates when required.
    2. Pay Sub-contractors once service is performed.
    3. Supervise the bi-annual conversion of your heater and air conditioner.
  9. Disburse all monthly rental proceeds by the 10th day of the month accompanied by a statement.
  10. Consolidate annually your rental income and expenses from income tax purposes and file 1099 with IRS
  11. Inspection of your property
    1. Inspect your property to assure tenants' compliance with lease terms.
    2. Inspect your property to recommend improvements to enhance your property's value.
    3. Summer drive by inspections to include pictures of front and back yard if accessible.
  12. Re-negotiate lease with existing tenants to increase your earning potential.
  13. Per your request preform a market evaluation to keep you abreast of your property's market value.
  14. Represent you in the marking of your property for sale.
  15. Assist you in protesting your property tax assessment.
